Mighty Mule Access Control Installation: The West Palm Beach Owner’s Guide

A Mighty Mule access control installation in West Palm Beach typically runs $290 – $540 installed, including the control module, wiring, and programming, and we can usually get to you same day if the gate is stuck open or won’t respond. The most common way owners find this page is a dead keypad or a control board that stopped talking to the remotes, often right after a hard Florida thunderstorm. You call the number on the installer’s sticker, nobody picks up, and now you’re reading this.

The access control half of a Mighty Mule system is the part that decides who gets in and who doesn’t: the control board, the receiver, the keypad, the intercom, the loop detector. When it fails, the gate motor itself is usually fine. That matters because the fix is usually a couple hundred dollars, not a full operator swap. Lonnie Burke, our owner here at Carver Gate Repair West Palm Beach, says it plain: “Figure out what broke first. Everything else follows from that.”

Which Mighty Mule Models This Applies To

We install and repair access control on the Mighty Mule MM260, MM360, MM371W, MM372W, MM571W, MM572W, and the older FM200 and FM500 lines. The compatibility gotcha with Mighty Mule is the receiver frequency: most current models run on 318 MHz, but a lot of older units still in West Palm Beach driveways are 433 MHz, and you can’t mix them. A 433 MHz keypad won’t pair with a 318 MHz board no matter how many YouTube videos you watch.

To identify what you have, open the control box and look for the model number printed on the board itself, not the sticker on the box lid. Boards get swapped over the years, and the lid doesn’t always tell you what’s actually wired underneath. As for OEM versus aftermarket: we’re fine installing quality aftermarket receivers and keypads on Mighty Mule systems where the OEM part is discontinued or backordered, but we’re an independent service provider, not affiliated with Mighty Mule, so we match the part to your board’s frequency and voltage, not to a catalog listing. That keeps your warranty and your sanity intact.

Signs Your Mighty Mule Access Control Installation Is Failing

  • The gate works from the interior button but not from remotes or the keypad. This usually means the receiver board has quit or the keypad’s battery terminal has corroded. In West Palm Beach humidity, terminal corrosion on outdoor keypads is the number one failure we see, and it starts well before the keypad looks bad from the outside.
  • Remotes work intermittently, worse after rain. Water is getting into the control box or the receiver antenna connection has oxidized. We find this a lot in Northwood Hills and older sections of town where control boxes were mounted too close to sprinkler throw patterns.
  • The keypad accepts the code but the gate doesn’t move. The keypad’s relay is sending the signal, but the control board isn’t receiving it. That’s typically a failed input on the board, not a keypad problem, and swapping the keypad first is money wasted.
  • The gate opens on its own or won’t close fully. A loop detector or a limit switch input is giving the board false readings. On Mighty Mule swing systems, a bad limit switch wire will make the board think the gate is already open when it isn’t.
  • You hear a relay click but nothing moves. The board is trying to activate the motor, but the motor’s capacitor or the wiring between board and motor has failed. That’s an electrical fix, not an access control fix, but it lives in the same box, and it’s worth knowing before you order a board you don’t need.

Replacement Cost & What’s Included

Job Typical Installed Price in West Palm Beach
Keypad replacement (wired or wireless) $140 – $240
Receiver board replacement $180 – $310
Full control board swap $260 – $420
Complete access control install (board + keypad + wiring) $290 – $540

Those numbers are installed prices, parts and labor together, and they’re written down before we open the box. You get a written price before any work starts, so the number doesn’t move once we’re on site. Every repair carries the 365-Day Done Right Promise: a written guarantee good for a full year, and if something fails inside that window we come back and make it right at no charge. No argument, no second invoice.

DIY or Call Us?

The honest split is this: you can safely check a few things before you spend money. Make sure the breaker for the gate hasn’t tripped. Check the keypad for visible water intrusion or corroded battery terminals. Make sure a lifted sprinkler head isn’t spraying the control box. Those checks don’t require tools or courage.

What you shouldn’t do is open the control box and start swapping boards if you’re not familiar with 12V and 24V low-voltage circuits and the Mighty Mule board pinouts. Mis-wiring a control board can short the receiver, the keypad, or the motor capacitor, and a shorted capacitor turns a $300 job into a $700 job. We’ve also seen homeowners install the wrong-frequency receiver and swear the board was defective for a year. It wasn’t. So if you’re not sure, call us at (728) 203-2413. We’ll diagnose what actually broke before we touch a single wire.
