We cut off the old hardware, welded new adjustable hinges to the post, and re-hung the gate so the reveal was even top to bottom. It swings with one hand now, and the latch lines up dead center.

The rollers were flat-spotted from years of sliding on rusted tracks, and one guide roller had completely fallen apart. We replaced all four roller trucks, cleaned and lubricated the track, then wire-brushed the flaking rust off the gate frame and repainted with two coats. The gate glides now, and the motor no longer labors under load.

The gate would close halfway, stop, and reverse for no obvious reason. That’s the classic symptom of a photo eye that’s receiving a weak signal, or a safety loop sending false triggers. We found both. The photo eye bracket had drifted out of alignment, and the junction box wiring was corroded from salt air. We replaced the eye, remounted it square, and spliced in fresh leads. The false reversals stopped that afternoon.
