FAAC Access Control Installation: The West Palm Beach Owner’s Guide

If your FAAC keypad, card reader, or receiver board has failed, we can match the replacement to your exact model and install it, typically for $425 to $1,150 depending on the component and wiring involved. We keep the most common FAAC access control parts on the truck, so many West Palm Beach jobs are done in a single visit. When a reader stops triggering the gate, the first call we get usually starts with “the remote works but the keypad doesn’t” or “the card reader just flashes red.” That’s almost always the control board losing its programmed codes or a fried relay at the reader itself, not the gate motor. The failure usually shows up gradually: a code that works only on the second try, a reader that gets warm, or a beep that sounds weak. By the time it quits, the part has probably been struggling for weeks.

Which FAAC Models This Applies To

FAAC access control systems span several lines installed across West Palm Beach, and the replacement part depends on which generation you have. The older 400 and 455 D series operators used the XK-1802 keypad and a dedicated decoder board (the RP-433 receiver paired with a DS-2 decoder) mounted near the motor. Newer systems, especially the E124 and S450H swing operators and the 390 and 391 slide operators, moved to the FAAC E-KEY or the XP-15 keypad, both of which communicate directly with the mainboard through a single bus wire rather than the older RS-485 loop. That difference matters: you cannot drop an XP-15 onto a 455 D system without adding a decoder card. Matching the part means finding the model plate on the operator arm or the motor housing. The label will list the operator model, and that tells us which reader or keypad generation the board expects to see. For card readers, FAAC systems commonly use Wiegand-protocol readers from HID or AWID. Many West Palm Beach HOAs and small commercial properties run HID prox cards (the plain white cards with no visible chip) tied to a FAAC board. Those cards are matched to the reader, not the motor, so if the reader is replaced, the card format has to match or nothing reads. We install OEM FAAC parts when the board serial number or a warranty claim requires it. For older, out-of-warranty systems, we often recommend a quality aftermarket reader that matches the same Wiegand format, since the OEM versions of discontinued readers are priced high for what they are. We’ll tell you which option makes sense before we order anything.

Signs Your FAAC Access Control Installation Is Failing

  • Codes stop working one at a time, then all at once. The keypad’s internal memory chip loses individual user slots. You might notice one tenant’s code quits, then another’s, before the whole pad goes dead. The underlying issue is usually a failing decoder board, not the keypad itself.
  • The reader beeps but the gate doesn’t move. The reader is reading the card or code, but the relay output that tells the FAAC board to open is stuck open. This is a dry contact failure inside the reader, very common on keypads that have been in direct Florida sun for four or five summers.
  • You hear a constant buzz or feel heat near the keypad. A shorted winding or a damaged voltage regulator will keep the reader pulling current even when idle. We see this on FAAC keypads wired to an older transformer after a lightning strike or a power surge from Florida Power & Light switching.
  • Intermittent operation, worse after rain. Moisture gets into the keypad housing through the cable gland or a cracked faceplate seal. The keys register when dry, then drop out after a heavy West Palm Beach downpour. Once the pads inside corrode, cleaning them rarely lasts more than a few weeks.
  • The gate opens on its own at random. A failing loop detector or a chattering relay on the access board can send phantom open commands. This is a safety problem as much as a nuisance, because it means the system is getting a signal nobody gave it.

Replacement Cost & What’s Included

In West Palm Beach, a basic FAAC keypad or standalone Wiegand reader replacement runs $425 to $650 installed, including the part, the programming, and the labor. A new card reader with a fresh set of programmed HID-compatible credentials or a multi-tenant keypad goes for $650 to $850. Full access control upgrades, including a new decoder board, a wireless receiver, and reprogramming every user code, land between $850 and $1,150. The range depends on whether we’re replacing one component or rebuilding the whole access loop, and whether the wiring from the gate to the reader needs to be pulled and re-run. South Florida heat and salt air shorten the life of outdoor readers, so if the housing is sun-baked or the glands are cracked, we replace the housing at the same time rather than put a new part in a compromised enclosure. Every quote is written before we touch the gate. The number on that quote is the number you pay, and the work is covered by our 365-Day Done Right Promise, in writing, good for a full year.

DIY or Call Us?

A homeowner with a multimeter can safely check two things before calling: that the reader is getting proper voltage (most FAAC keypads want 12 to 24 VDC at the pad), and that the cable gland and weather boot are intact. Those two checks will tell you if you’re dealing with a failed part or a failed wire. What goes wrong in DIY work is the programming. FAAC access boards use a sequence of dip switches and learning buttons that varies by generation, and wiring a new reader with the polarity reversed can fry the decoder chip in seconds. If the reader is buzzing or hot, cut power at the breaker before anything else. High-current faults near a gate motor are not worth an ambulance ride. Most West Palm Beach FAAC access jobs that come to us after a failed DIY attempt end up costing more than if we had been called first, because the wrong part shorted the board. If the keypad or reader is done, call us at (728) 203-2413 and we’ll match the replacement to the operator model on your FAAC plate.
